Nationwide Windows & Doors (NWD), in partnership with Abri, successfully delivered a window replacement project at Roselands House, Southampton. Spanning 16 flats, the project involved replacing 101 deteriorated timber windows with energy-efficient PVCu windows. Despite logistical and planning challenges, the project was completed to a high standard, significantly enhancing the building’s thermal performance and resident satisfaction.
Project background
Since 2019, Nationwide has been the core supplier of windows and doors to Abri, one of the South of England’s largest housing providers. Located in Southampton, Roselands House presented a significant opportunity to improve energy efficiency and reduce maintenance costs by replacing the aging timber windows, which were beyond repair.
Given the building’s location and aesthetic requirements, Nationwide worked closely with planning consultants Boulter Mossman to secure approval from Southampton City Council. Approval was granted in January 2024, with the condition that the new PVCu windows match the existing building’s colour, texture, and finish.
Project details
Location: Roselands House, Roselands Gardens, Southampton
Scope: Replace 101 timber windows with PVCu alternatives
Benefits: Enhanced energy efficiency, increased thermal values, and reduced maintenance requirements
This project addressed the replacement cycle of the original timber windows, ensuring compliance with planning requirements while improving the building’s environmental performance.
Delivering excellence
Nationwide’s team demonstrated exceptional project management and adaptability to deliver the project efficiently.
Careful planning was required for handling the heavy vertical slider frames, particularly on the first floor. To minimise disruption, the materials were transported externally using specially positioned Ginny wheels on the scaffolding rather than through residents’ properties. The team prioritised communication and collaboration with residents, ensuring a smooth installation process.
Brett Dockerty, Nationwide’s Contract Manager on the project, said: “I met some of the residents personally to discuss the best organisational policies. Communication was the key, and we all worked as a good team.”
By carefully removing and reinstalling hung tiles around bay areas, the team maintained the building’s aesthetic integrity.
Resident feedback
Following post-inspections conducted by Abri, the feedback from residents highlighted the project’s success. Comments included:
“Very Happy with the outcome.”
“The quality of work was excellent!”
“The team was very polite and left everything clean and tidy.”
“Communication was good, and I was kept informed.”
This overwhelmingly positive feedback underscores Nationwide’s commitment to quality workmanship and excellent customer service.
Key outcomes
Enhanced energy efficiency: The new PVCu windows significantly improved thermal insulation, reducing heat loss and increasing residents’ comfort.
Improved aesthetics: By adhering to planning guidelines, the replacement windows seamlessly blended with the building’s original design.
Resident satisfaction: Thoughtful planning, effective communication, and a meticulous approach led to high levels of satisfaction.
Conclusion
The Roselands House project exemplifies how Nationwide Windows & Doors delivers value through collaboration, technical expertise, and a resident-focused approach. Brett Dockerty shared his pride in the team’s work:
